Just park on the side of the main road, opposite the ramp that leads down to the lower prom. Down the steps in the middle and it's about a 50yd plodge across to the pipe. You should get, give or take, about 2 hrs down to low and an hour /hour & a half flood - I prefer the bigger tides, on the really small tides the pipe may well not uncover at all. The pipe skeers are a good shot if there's a bit of movement & usually worth a chuck or two before going out along the pipe.
This time of year I'd be taking ragworm & crab for plaice, coalies & pollock & codling, with the option of lures for mackerel & pollock. As winter sets in, crab, mussel & lugworm usually do the business (maybe a bit of bluey/mackerel & squid as well).
