Seaton Sluice Advice

Alright lads been away in the States fo the last 6 weeks so itching to get out, was thinking of the rocks at Seaton Sluice on Monday. Does anyone have any advice for this area especially in regards to fishing the right tides as Ive sometimes found myself getting it wrong or being chased back up the rocks. Cheers lads anything appreciated
 
Starting at the north end of the sluice, the main mark would be the sumps, best fished half tide down in a south east sea. It can produce big fish.
Round the corner from there, behind the kings arms pub, the flat rocks fish best on a dropping off sea, again best after half tide down.
Further south into Collywell bay, quite a few good marks hear, most best fished each side of low water in a moderate sea. The ramps down to the shore, one at the north end, and one at the south end, fish over high water.
